EPC rules are changing soon

Private rented property in England and Wales must have an EPC rating of E or above in order to be let. These rules came into force on 1 April 2018 for new tenancies, and on 1 April 2020 for existing tenancies. However, it is expected that this will change soon.

Because late in 2020, the government began a consultation on tightening these rules. The consultation closed in January 2021 and currently the sector is waiting for an outcome. However the key changes focus around raising the minimum EPC rating from E to C.

The intent is to enforce this from 1 April 2025 for new tenancies, and from 1 April 2028 for existing tenancies. Although it is not yet confirmed we recommend that all landlords review the EPC status of their properties to ensure that there is time to make the necessary improvements before the legislation is introduced. It should be noted that there are benefits to improving the energy efficiency of tenanted properties as this means the tenant incurs lower bills as well as this adding value and appeal to the property.
